There will be an additional cost of 1% at closing for scheduling, negotiations, and the following services . . .

• Preparation of documents for a buyer found by the seller
• Taking and presenting any and all offers made by other real estate agents
• Negotiate on an offer's merits as it relates to the market
• Assisting the seller and providing documentation to make a counter offer
• Compliance of inspections and re-inspections within the time frame in the contract
• Negotiation of repairs requested by buyer after inspection period
• Assisting with receipt of funds and contract with a title company
• Ensure timely adherence with buyer's lender on financing issues
• Work with title company to ensure property is closed in compliance with dates in the contract.
